Naples Housing Market Sees Strong Spring Surge in Sales Activity
The Naples real estate market showed renewed momentum in March 2026, with both pending and closed sales rising sharply compared to the same time last year. Increased buyer confidence, healthier inventory levels, and more realistic pricing have helped create a more balanced market environment heading into the second quarter of the year.
Pending sales climbed 15 percent year-over-year, while closed sales surged nearly 27 percent, marking one of the strongest March performances the Naples market has seen in the past decade outside of the peak pandemic years. Market activity suggests that buyers remain highly engaged, especially as pricing adjustments over the past year have improved affordability and expanded opportunities across multiple price points.
While the overall median closed price softened compared to March 2025, single-family home values continued to show resilience with modest year-over-year growth. The condominium market experienced more noticeable price corrections, which has helped attract renewed interest from entry-level and value-focused buyers who were previously priced out during the rapid appreciation cycle of 2021 through 2023.
Inventory levels have also shifted toward a healthier balance. Buyers today have more options to choose from, particularly in the mid-market single-family home segment. At the same time, sellers who price strategically and remain open to negotiation are continuing to see strong activity and successful outcomes.
The condominium market, which faced uncertainty following Florida’s newer inspection and reserve requirements, appears to be stabilizing as buyers grow more comfortable with the updated regulations. Improved insurance competition and moderating rate increases are also contributing to stronger consumer confidence across Southwest Florida.
Compared to other Florida markets, Naples continues to outperform in both buyer demand and overall market strength. Lifestyle appeal, luxury amenities, and long-term desirability continue to position Naples as one of Florida’s most resilient and sought-after real estate markets.
As the market moves further into spring and summer, current trends suggest Naples remains in a healthier, more normalized phase where informed buyers and realistic sellers are finding success on both sides of the transaction.
